Professional Architectural Drawings for Planning & Construction
We produce comprehensive CAD drawing packages meeting Local Planning Authority requirements, Building Regulation standards and contractor tendering needs. Our drawings use industry-standard CAD software, ensuring clarity for planners, Building Control officers and construction professionals.
Each drawing set is tailored to your project stage - from initial planning applications through to detailed construction documentation - with scaled plans, elevations, sections and technical details providing complete information for approval and accurate pricing.
Below is a selection of planning and construction drawings from completed projects demonstrating our technical documentation standards. These examples show various project types including house extensions, barn conversions, new build homes and listed building alterations across Somerset and Devon.
Each drawing set is tailored to specific Local Planning Authority requirements and project complexity, with annotation clarity ensuring planners, Building Control officers and contractors understand design intent without ambiguity.
Planning Application Drawings
Planning applications require specific documentation demonstrating compliance with development plan policies, design standards and technical requirements. Our planning drawing packages typically include:
Site Location & Block Layout Plans (1:500 & 1:1250 scale)
Red line boundary identifying the application site, blue line showing additional land ownership and context showing surrounding properties and roads. Essential for all planning applications.
Detailed site plan showing existing and proposed buildings, access arrangements, parking provision, boundary treatments, landscaping and refuse storage. Required for some householder and full planning applications.
Floor Plans (1:100 or 1:50 scale)
Existing and proposed layouts for all floor levels showing room dimensions, door swings, window positions, wall thicknesses and overall footprint dimensions. We annotate room uses, floor areas and clarify which walls are existing and new build.
Elevations (1:100 or 1:50 scale)
All relevant elevations (North, East, South, West) showing existing appearance and proposed changes. Includes material annotations, windows and doors, ridge heights, eaves levels and relationship to adjacent properties where relevant.
Section Drawings (1:100 or 1:50 scale)
Cross-sections through the building demonstrating floor-to-ceiling heights, roof construction, relationship to ground levels and impact on neighbouring properties (particularly for overlooking/overshadowing assessments).
Roof Plan (1:100 or 1:50 scale)
Shows proposed roof geometry, ridge/valley positions, rooflights, chimneys, drainage and photovoltaic panels where applicable.
Street Scene Elevations
For extensions or new builds in sensitive locations (Conservation Areas, near Listed Buildings), we produce street scene drawings showing the proposal in context with neighbouring properties, demonstrating architectural harmony.
Detailed Construction Drawings & Build Specification
Once planning permission is secured, Building Regulation approval and physical construction requires more detailed technical documentation demonstrating compliance with structural, thermal, fire safety and accessibility standards. This comprehensive documentation package ensures builders can price accurately (enabling you to compare quotes fairly), understand your quality expectations and construct to specification without constant clarification requests. Our technical information packages include:
Foundation & Structural Details
Typical foundation depths and widths, subfloor and wall construction specifications, floor structures, beam schedules, lintels, structural opening details and roof construction. Coordinated with structural engineer calculations where required.
Construction Sections
Detailed sections through wall build-ups showing insulation thickness, damp proof courses, cavity widths, render specifications, internal linings and achieving U-values compliant with Part L (conservation of fuel and power).
Drainage, Electrical & Lighting Layouts
Where required below-ground drainage showing foul and surface water routes, manhole positions, connection points and inspection chamber locations. Electrical power sockets, light fittings and lighting circuits.
Setting Out Dimensions
Coordinated dimensions for builders to set out room sizes, window and door positions, stud wall locations and sanitary fitting placements accurately without interpretation errors.
Fire Safety Details
Fire-rated wall/floor construction, escape routes, smoke alarm positions, fire door specifications and compartmentation for extensions creating habitable rooms in roof spaces.
Accessibility & Part M Compliance
Level access thresholds, door widths, circulation space dimensions, WC layouts and where applicable, wheelchair accessibility provisions.
Thermal Performance Specifications
U-value calculations for floors, walls and roofs and floors demonstrating compliance with Building Regulation Part L. Assistance with arranging SAP (Standard Assessment Procedure) calculations for new builds showing energy efficiency ratings.
Ventilation Strategy
Where appropriate Mechanical ventilation specifications, trickle vent positions, extractor fan requirements and Part F compliance documentation ensuring adequate air quality.
