Planning Application Drawings

Site Location & Block Layout Plans (1:500 & 1:1250 scale)

Red line boundary identifying the application site, blue line showing additional land ownership and context showing surrounding properties and roads. Essential for all planning applications.

Detailed site plan showing existing and proposed buildings, access arrangements, parking provision, boundary treatments, landscaping and refuse storage. Required for some householder and full planning applications.

Floor Plans (1:100 or 1:50 scale)

Existing and proposed layouts for all floor levels showing room dimensions, door swings, window positions, wall thicknesses and overall footprint dimensions. We annotate room uses, floor areas and clarify which walls are existing and new build.

Elevations (1:100 or 1:50 scale)

All relevant elevations (North, East, South, West) showing existing appearance and proposed changes. Includes material annotations, windows and doors, ridge heights, eaves levels and relationship to adjacent properties where relevant.

Section Drawings (1:100 or 1:50 scale)

Cross-sections through the building demonstrating floor-to-ceiling heights, roof construction, relationship to ground levels and impact on neighbouring properties (particularly for overlooking/overshadowing assessments).

Roof Plan (1:100 or 1:50 scale)

Shows proposed roof geometry, ridge/valley positions, rooflights, chimneys, drainage and photovoltaic panels where applicable.

Street Scene Elevations
